\nLeaky Buildings<\/span><\/h2>\n

If you identify that your home or building is a leaky home, it is important to rectify the problems in the correct manner.\u00a0 If the required work is not carried out in a tradesmanlike manner there could be repercussions which could cause future problems.<\/p>\n

We have recent experience with assisting clients to bring their homes up to the required standard, including recladding buildings and incorporating the necessary wall cavities to comply with today’s regulations.\u00a0 When the work is complete you can feel secure in the knowledge that the building is weathertight and the problems have been remedied once and for all.<\/p>\n

We work with design and engineering professionals and with the local council to ensure the work is up to new regulations.\u00a0 The necessary Building Consent, Producer Statements and Code of Compliance Certificate can all be arranged by us on your behalf, and the work carried out in an efficient and cost effective manner.<\/p>\n


\nRenovation Tips – 2016<\/span><\/h2>\n

A large part of our business is carrying out alterations and additions to existing homes.<\/p>\n

There are many important things to consider when planning home renovations.\u00a0 It is essential that the existing and the new parts of the house fit together in a way which looks good, meets new building regulations and is cost effective.\u00a0 The problems caused by leaking homes in recent years have given rise to many new regulations and also the introduction of Licensed Building Practitioners.\u00a0\u00a0If alterations and renovations involve restricted building work,\u00a0they must be carried out by a Licensed Building Practitioner.\u00a0 You can read more about Licensing and Restricted Building Work\u00a0at www.dbh.govt.nz –\u00a0the web site for the Department of Building and Housing.<\/p>\n

There is a newer building regulation requiring wall cavities behind exterior cladding.\u00a0 However, where the existing cladding has been performing satisfactorily,\u00a0there may\u00a0not be a need to install cavities to existing parts of the house.<\/p>\n

Some materials incorporated into existing homes are no longer available unless they are especially made, which is costly.\u00a0 There are often ways of mixing old and new materials so that these costs can be avoided.\u00a0 This is where an experienced builder and designer can examine the make up of the building and give informed advice to the home owners.<\/p>\n

When carrying out renovations it is a good time to look at the energy efficiency of your home and how it complies with the current Building Code.\u00a0 In fact to obtain a building consent for some alteration projects the design will have to comply with Building Code Clause H1 – energy efficiency.\u00a0 Many older homes have outdated and inefficient heating systems and inadequate insulation.<\/p>\n

An overall assessment of the whole house, or even just the area being\u00a0 renovated, is well worth it, and consideration can be given to –<\/p>\n

– replacing interior wall linings and fitting insulation behind them, rather than just redecorating<\/p>\n

– fitting double glazed windows and doors.\u00a0 These are not the costly, luxury item they were a few years ago.<\/p>\n

– updating to more energy efficient heating and lighting<\/p>\n

Any additional building costs which may arise during the renovation are often repaid over time with lower heating and lighting costs, and the health benefits of living in a warmer, dryer home.<\/p>\n

During this time we have gained an excellent reputation as builders of quality homes and commercial premises throughout the Waikato.<\/p>\n

We have also gained many awards in the NZ Master Builders House of the Year competition.<\/p>\n

Our experience covers all types of new building, and alteration and addition work – both residential and commercial. We have a good reputation for completing projects within a reasonable time frame, but without sacrificing our quality workmanship and finishing.<\/p>\n

Murray Shaw and Todd Shaw are both qualified tradesmen and Licensed Building Practitioners, with many years of invaluable experience.\u00a0 They personally supervise their team of trusted employees and reputable subcontractors.<\/p>\n

Shona Shaw is the office administrator and assists with quoting, management of projects, and advice with interior and exterior decorating.<\/p>\n

\nThe first step is for you to contact us so we can arrange\u00a0to meet and\u00a0discuss your building needs<\/p>\n

<\/a>2. When would we start incurring costs?<\/strong>
\nWe do not charge for our advice or for quotations.\u00a0 We work with architects and designers who\u00a0will\u00a0make a small charge for producing a concept drawing.\u00a0 We can arrange to meet with a designer and provide useful input to ensure that the design meets your personal needs and budget.<\/p>\n

<\/a>3. We already have our structural plans drawn.\u00a0Can you quote on these?<\/strong>
\nWe can give you a full contract, detailed quotation on your plans.\u00a0 If they are drawn up to building consent standard we can provide a firm quote.\u00a0 If not, we can give you an estimate and then\u00a0a firm quote when the plans are more complete.\u00a0\u00a0\u00a0\u00a0\u00a0 \u00a0\u00a0We can assist with completion of your plans to building consent standard. and\u00a0provide realistic advice on where cost savings can be achieved.<\/p>\n

<\/a>4. We have not decided on all the details, such as kitchen and bathroom\u00a0design. Do you have to have these to give us a quotation?<\/strong>
\nWe can include in our quotation a provisional sum for areas such as the kitchen, plumbing items,\u00a0wall and floor coverings,\u00a0etc.\u00a0 These can be finalised at a later date.<\/p>\n

<\/a>5. Can you give us a square metre rate or an estimate for our project?<\/strong>
\nWe find it difficult to give accurate square metre rates because every project is different.\u00a0 Once we have seen your plans, if they are similar to a project we have recently completed we can give you a fairly accurate estimate of costs.\u00a0 There are many factors that determine the cost of building.\u00a0 Some important ones to consider are:
\n\u2022 Type of Section – sloping sections are more expensive to build on than level sections.
\n\u2022 Style of House – single level houses are generally the least expensive to build, and designs which include multiple floor levels contribute to\u00a0costs.
\n\u2022 Hidden Costs – additional foundation costs due to land fill and other soil conditions
\n\u2022 Building Materials –\u00a0 there is a huge variety of materials and these vary in cost considerably<\/p>\n

<\/a> 6. What subcontractors do you use?<\/strong>
\nAll our carpenters are tradesmen employed by us.\u00a0 We employ subcontractors for other areas, such as the electrical and plumbing work.\u00a0 Most of these subcontractors have been working with us for many years, and all are reputable tradesmen in whom we have the utmost confidence.<\/p>\n

<\/a>7. Do you provide a guarantee?<\/strong>
\nAs Registered Master Builders we provide a 10 Year Master Build Guarantee on all our residential work.\u00a0\u00a0Four types of Guarantee are available.\u00a0 Guarantees have been available for over 14 years and the Guarantee Company, Master Build Services Ltd, works within the NZ Registered Master Builders Association.\u00a0 For full details of the Guarantees please look at the Registered Master Builders web site on www.masterbuilder.org.nz<\/p>\n

<\/a>8. Do you build outside the Waikato?<\/strong>
\nYes, we have built homes in Taupo, Whangamata and Raglan in recent years.<\/p>\n

<\/a>9. What is a Licensed Building Practitioner?<\/strong>
\nA Licensed Building Practitioner has been granted a licence by the Department of Building and Housing.\u00a0 All builders who are licensed are listed on a public register held by the Department of Building and Housing and consumers can search this register on the Department’s web site to identify a competent LBP.\u00a0 www.dbh.govt.nz\u00a0 To carry out all Restricted Building Work a builder must be a Licensed Building Practitioner, like Murray and Todd Shaw.\u00a0 The licensing of builders to carry out this work has become compulsory this year.\u00a0\u00a0 All licence holders are required to take part in ongoing activities and education to ensure their skills and knowledge are current and to ensure that they are up to date with such things as changes in the building code, building materials and design technologies.<\/p>\n

<\/a>10. What is a Registered Master Builder?<\/strong>
\nA Registered Master Builder is a member of the New Zealand Registered Master Builders Association and Murray V. Shaw Builders has been a member for over 20 years.<\/p>\n
